In the end, at least 70% of the residents need to agree with the plan, this right they have by dutch law.
The potential of the market in NL The concepts of W&R-R are based on a number typical homes for a certain period of construction. For each reference we develop different renovation concepts. The different concepts are based on the strategy of the housingcorporation each depending on the extention of the exploitation period – 15-25 years and for the Stroomversnelling concept 40 years. The concept that is the focus of the presentation is a transformation to energy neutral for reference 2. A terraced house that is built between 1946 en 1986.
Collaboration ‘De Stroomversnelling’ https://www.youtube.com/watch?v=57FOoJE9Ykg The concept of DSV is based on a number typical homes, comparable to the reference houses just mentioned. Within the Stroomversnelling there’s a collaboration between 6 housingcorporations and 4 large construction companies. According to the performance requirements each company is developing its own concept. Its best described as each company is producing coffee, but with its own flavour.
The challenge ‘De Stroomversnelling’ DBM-contract Energy neutral Renovation within 10 working days Residents remain in their homes Addtitional 40 year lease Movie : NOM The challenges of the assignment of the stroomversnelling are; The house should be resotored to an energy neutral level, which means a single house must produce as much energy a year as a regular family uses a year. The renovation must take place within 10 working days. Because of an additional renovation of the kitchen, bathroom and toilet in this case the renovation takes 10-15 working days. It must be possible for the resident to remain in their home. After the renovation it must be possible for the client to keep the house in the market of lease for another 40 years. During the 40 years BAM is responsible for the maintenance of the house
Resident participation , 100% agreement BAM takes responsibility for the resident participation. By Dutch law the tenants have to agree with the renovation plan. Normally a 70% agreement would be necessary. In this case a 100% agreement is necessary. This is because of the funding of the project ( explain later ). How do we do this: Started with a prototype , renovate 1 terraced house. Invite residents to come over and have a look and feel Ask them for agreement Explain details in a residents evening. By presenting and a brochure I’m responsible for the communication with the residents during the preparations of the project. From my own experince I can tell that ; Above all its important that the plan meets the needs and expectations of the residents. They are usually not so interested in the type of heatpump they get, but more into the different colours they can chose for their new IKEA kitchen.

Prototype #1 Heerhugowaard Main concept: Prefabricated timber frame construction (HSB) facade. Level of prefabrication includes ; windowframes, windows, cladding, mineral brickstrips Prefabricated roof : level of prefabrication includes; mounting brackets of the solar panels Energy-module : a 1,5m2 unit which includes all new installation necessary for the house ; heatpump, ac-dc converter, balanced ventilation system with heat recovery. 3D Scanning and BIM BIM To make this project possible we worked with 3d scanning. External facades are first scanned using a 3D laser scanner. After that a detailed point cloud is generated. This forms the basis of a BIM model into which subcontracters add their objects; facades, roofing elements. We then examine junctions and other details to resolve conflits. To complete the project within this short amount of time and while residents stay in their homes we have to pre-manafacture. Doing the 3D scans makes it much easier to design and fit all the new components in the existing situation. Although we are woring on terraced housing, a separate model is requierd for eacht home, as windows on older properties are not always at the same width of height. Even though the roof might look straight, over the entire terrace it can deviate by up tot 10cm. Conecting details are designed in such a way that they can take some measurement tolerances.
Energiemodule Energiemodule 0.1 prototype Energiemodule 0.2 protoblok One of the new developments i like to point out is the Energiemodule. As explained it contains all installation components necessary for the house. All components are transported to one of our co-makers. Which is responsible for assembling all parts. The heatpump is programmed and tested. The Energiemodule is placed at the back against the facade, because the components are already installed we have the house transformed from its traditional installationsystem to the new sustainable installation system in a short amount of time. Day 2 Premounting The pre mounting / rough cut of the waterpipes in bkt, ventilation tubes, electricity in bkt
Day 3 Cast floor – layer 1 On top of the old bathroom and toilet floor we make a new cast floor. This system is choosen because we don’t need to take down the old floor. This will safe us a lot of dust and waste

Day 5 Glass panels and plumbing The glass panels are placed for along the old tiles. This system is chosen because usualy there are allready 2 layers of tiles, which means we have to get rid of both layers. Placing of the glass panels is quicker and therefore causes less inconvenience for the residents. Besides the advantages during construction the maintenance and durability of the glass panels is also better then for tiles.
